Many times I see real estate agents, landlords and property manager’s take short cuts on one of the most vital functions of renting property and that is the tenant back ground check. The back ground check is to verify that the information that was provided is accurate and that the applicant has a history of good payment and steady employment.

There are many steps in this process, each very important.

Rental Application.

The rental application is the beginning steps to a back ground check as well as to the lease. It will tell you rental and employment history, who will occupy the premises, felonies if any and much more. For a sample of a two page Rental Application click here.

Credit Report

Provides you with a history of how the applicant pays their bills, monthly obligations such as car payments, credit card debt, FICO credit score and more. To pull a credit report you must first get written permission from the applicant and recommended driver’s license verification to help avoid identity theft. *Note ~ Do not let the tenant provide the credit report.

Verification of Employment.

Usually through the Human Resource Department at the company they work for they will confirm employment, how long they have been there and pay structure. Many larger companies are using website services for this where the employee needs to give you a pass number, one of the largest providers is the

You want to be sure that you are not allowing anyone to rent from you that has a history of doing illegal things or might be prone to doing anything that could get you into trouble as the owner of the property. There is a nationwide criminal search you can run that instantly produces a multi-state report of criminal records. Each criminal search report contains the information you need, including felony and misdemeanor records, sex-offender records, inmate records, and arrest information. In addition, a Social Security validation report is an inexpensive way to ensure the prospective tenant is who they say they are.

Eviction Report.

Many states offer at their judicial website portal Housing Case Look Up of current and past court cases. For Connecticut go to or if in another state google "your state court cases"


Along with real estate agents, property manager there are many organizations that provide many of these services wrapped up in one package. The National Association of Independent Landlords is just one of many.

 You want to be sure that you are renting to people who will appreciate the home, take care of it, be good tenants and remember a landlord tenant relationship is a two way street.
